Rehab development - residents' notice

Postby Amber_NHS » Mon Mar 22, 2010 2:28 pm

Tree felling

Preparatory ground works for the development of Lincolnshire’s first purpose-built rehabilitation unit on St George’s Hospital site will soon start.

Aware of the imminent nesting season, a small number of trees currently rooted in the middle of the proposed development site and one along the eastern boundary will be felled towards the end of this month. A large number of new trees and shrubs are to be planted as part of the planned landscaping for the site. Most of the new trees will be from mature stock.

If you would like to speak to someone regarding this notice, please contact Samantha Keating on 01529 222270 or email samantha.keating@lpt.nhs.uk

There will also be some lopping of trees along the Albion footpath that runs alongside the hospital fence. Again this work will be done imminently so as not to disturb the birds any more than necessary.

The hospital are working very closely with the residents' association on the plans. If you have any queries that you would like us to take up please let me know. If you wish to deal directly yourself but feel any answers would be of interst to others please post here.

Thanks.

During March and April Trust staff and project partner Costain carried out a number of other site visits to look at design ideas ranging from forms of heating, windows, fixtures and fittings, therapy spaces and general interior design. The site visits have been used to inform the design process of the new rehabilitation facility.

There have been a number of workshops to look at the detail of the interior and exterior of the building and how the building will function. The team have also been working on an Interior design strategy incorporating the use of colour, art and healing concepts.
The overall design of the building is nearing completion with landscaping and construction detail.

The planning application was submitted at the end of April to Lincoln City Council and is currently out to consultation,a decision is expected by the end of July. Following a period of surveying, Yarborough Court will be demolished by the end of August.

Staff in Yarborough Court have now moved to their new premises in Lincoln.

The Trust's rehabilitation project team will endeavour to keep everyone updated as the project progresses.

A viewing panel is to be erected on the site and a board at the front of the site (which can be seen from the road) with details of the rehab development with pictures.

Contractors will be working on site for six days a week, although not on Sundays or bank holidays.

Over the next four weeks the following activities will be taking place on site which will mean that there will be an increased number of lorry movements:
· Temporary access road will be formed
· Topsoil will be stripped from the site, some to be removed and some to be stockpiled
· Bulk excavation will be carried out to reduce the site to a plateau which will be the formation level for the building
· Stone will be imported and laid across the formation level

The NHS have submitted an application for the approval of landscaping and lighting plans for this development. This was a condition of the main application. Has anyone seen a copy of them? Could the NHS post the plans on this site? Presumably there are a bundle of PDF docs somewhere. The letter took some time to get to me in the post and I am unable to make it in to City Hall this week to see the plans. The closing date for comments is 23rd Dec :x.

As a resident who backs on to the new development landscaping and lighting are the biggest concerns for me - so would not like to see these rushed through without adequate consultation with residents.

Lorilou did you manage to see these? If not let me know. If you PM a reply with your email details I'll see what I can send direct. I know it may be too late for comments but I know the council were very specific about the lighting so there should be no bright lights shining around or into your property.

the hospital site is now at week 15 of its 63 week development with a good third of the steel frame up

consent for the lighting was given last week

a time capsule will be buried somewhere on the build site

there will be a competition to name the new building, St George's hospital is no longer appropriate

the viewing window is now in so anyone who wants to take a look or drop something in the suggestion box sited there can do. if you head down towards the hospital car park, at the end of the three storey buildings you will see the hoardings

if anyone wants to see it I have a very large artist's impression of the finished building to view

if anyone would like to attend the next reference group meeting or wants me to raise any issues it will be held on April 7th at 6pm. contact me using this site's PM facility

Thanks

Jeff, this a copy/paste without the pictures:
Construction work update at St George’s Hospital site
This bulletin is designed to keep residents, on and around the Long Leys Road site, up to date with the developments on the construction site.

Lincolnshire Partnership NHS Foundation Trust is building a new rehabilitation unit to replace the existing facilities at Carholme Court and to provide a new service for female patients. This will allow local people to be treated closer to their own homes, support networks and the vast range of community services that their recovery will be dependent upon on their discharge.
The construction works to the building itself will continue for another six months, with internal fit out of the new rehabilitation unit taking place later on in the year. For the duration of the period between February and April 2011 this will result in the following changes:

• Scaffolding – Now that the foundations have been dug and the steelworks have been put in place, work will commence on the brickwork and roofing. To allow this to progress, scaffolding will be erected around the steelwork during February to comply with health and safety regulations. Loading bays will be erected at the two respective ends of the building to allow the installation of service modules.

• Tree removal – As a result of an independent report, two trees to the south of the construction site will need to be felled before the end of February as are currently hampering site works. These trees are not covered by any protection order and are rooted in Trust land. Whilst their loss is regrettable, many more trees will be planted as part of the site’s overall landscaping.

• Vehicle movements – Towards the end of February an attenuation tank will need to be buried on the site. This tank will allow for rainwater to drain away from the site in a controlled manner. As a consequence a large amount of soil and rubble will need to be removed from site. So vehicle movements, to and from the site, will increase for a short period.

• Safety lighting – As daylight hours increase, and indeed when the clocks go forward in March, the times that the security lighting currently activates will be adjusted. The lighting will continue to be adjusted until it will no longer be required for health and safety purposes.

Ann Dodd, project lead for the rehabilitation development at Lincolnshire Partnership NHS Foundation Trust said: "This is an exciting time for the Trust as the new unit really begins to take shape."
"Support of our immediate neighbours is extremely important to us and we will endeavour to provide you with as much information about the development of these facilities through flyers, the Trust website and the resident’s blog, as well as displays around the site to reflect and inform on the changes."

"We will do our best to keep disruption to a minimum, however if you wish to advise us of a disturbance or an inconvenience in relation to the building works, please contact Costain on 0800 138 5479 and who will do our best to take remedial action."
