PERSIMMONS roads

Postby deb » Tue Jan 06, 2009 2:52 pm

Have started a new thread since topics re this come up under all sorts of headings that haven't necessarily started out that way. A very good source has passed on the following:
"The good news for residents is that Persimmon are currently putting together tender documents for the work (ie they are actively working on it), the bad news is that the tender documents aren't due out until End Feb. I guess this means that the work wont be happening anyday soon and expectations for letters giving dates for moving cars etc are at least a few months premature"
That, I would say, takes us to Spring for work to commence.

WHAT A LOAD OF OLD GARBAGE!!!

Tender documents for such a small contract would take no longer than 2 days at most to put together.

Draw up a list of approved, competent contractors.

Copy a set of drawings (which Persimmon should already have)

Copy a Specification (as determined by LCC)

Collate a set of Standard Terms & Conditions.

Type covering letter.

In fact the whole package could be completed and sent out within 3 hours giving the tenderers 2-3 weeks to price.

In all honesty the Contract could be awarded by end of January and the works fully completed by mid to late February 2009.

In the same way that a couple of months 'isn't much time' to approve a bit of landscaping. The wheels of big business eh?! Still, the main jist to take from this is that it is being worked on. If the dates are exagerrated they can perhaps fool themselves that they may be seen to be 'efficient' when they are ready before that!

I agree with Steve.
Persimmons are stalling which is showing how much this developer has become since taking over Westbury Homes who were insufficient and incompetent in the first place - no more excuses!
These two companies were taken to task on their delay tactics in completing Westleys Croft, part of the so called urban village. And it was a good job too otherwise as with other Westbury developments it would have taken 10 years or more for roads and footpaths to be adopted. This is what happened on their part of building the former St Johns Hospital development on the southern side of Lincoln.
Home owners from the St Johns area came to the sales office of Westburys which was sited on Long Leys Road and warned propsective buyers of what Westburys were doing and upto. They did this over a period of time using weekends. They gave out leaflets and had placards.
In fact, homes owners throughout the UK after buying Westbury properties which had building faults not being rectified by the developer, footpaths and roads which were built sub standard, and snagging faults not being put right, set up a web site using the title of Westburys to tell their stories. BBC TV a few years ago did a special programme about it all and major delelopers were exposed and severely criticised of their actions.
Persimmons know what is going on on St Georges Park and have known since they bought out Westbury Homes. I do not accept their excuses that they had or were given little documentation regarding the affair.
I would emphasise that what they are proposing to do that residents get this in writing and then copy and paste their proposals on the St Georges web site for all to see and for reference.
When a developer claims that work would start last year, then another month is mentioned ie November 2008 but giving another month further on ie January 2009, and now springtime 2009, this is not to be believed. Westleys Croft suffered a similar fate of delay tactics until Persimmons/Westbury was called to account of itself.
If Persimmons is not prepared to put anything in writing, I would suggest that our ward councillors, Lincoln City Council officers, and Highways at County Hall be informed. Then take the situation to the media and make it known.
Being fobbed off is not an option and neither is being misled!

A representative from Persimmons is attending the AGM so whether you're front or Benbow way, will be a chance to get info from the horse's mouth. I suspect it will be good news or they would not have offered! Perhaps there will be explanation for delays so far. If anyone can offer lifts can they post so that people can PM. I noted Tudor was already asking.
Should also be a PCSO rep and local councillors have also been invited.
Reminder - is 7.15 Thursday 5th Feb, access via the rear entrance of the COUNTY offices.

From the AGM and Neil Fellowes of Persimmon:
Some drains have been found lacking after the camera survey, these will be fixed and raised manholes will be edged meanwhile to give a smooth rise. This should go ahead shortly.
Roads both around Dorrigan/Madden and Benbow will start to be laid around mid March and the works will take approximately 2 months. There will necessarily be disruption to residents access/egress/parking
The car parking from the show home off Benbow will be returned to grass/shrubs and fencing erected on the right side by the hospital.
The lights on The Green may NOT be fixed as they could have just been decorative while the show home was there. However it will be looked into whether that is the case and, if so, whether they can be reconnected prior to adoption.
Any remaining landscaping will be completed. The lack of shrubs around the shop and the disgrace of a verge on Carram were pointed out as needing particular attention.

I was cornered this morning from a woman from Dorrigan Close taking her kids to school.
Also a resident from Mitchell Drive asking what is happening to the Pumping Station at the end of his road.
The guy from Persimmons said that he was dealing with both cases.
So can someone give his name and telephone number on this web site please.
Nice to know that people recognise me, hopefully for not the wrong reasons!

Irene and anyone else who lives around Dorrigan Close. I think you have all had a raw deal. It's a total disgrace and time Persimmon got their act together and stopped fobbing people off. Someone with a little more time on their hands should invite the local press down to take photos and give them some bad publicity.

You need a rebate off your rates and some urgent action. The situation is a total shambles and time it was sorted once and for all.

You would think our local councillors would have more clout over such a shambolic mess.

Re: Persimmons roads...

Postby john shipton » Tue Mar 31, 2009 2:36 pm

It is now the 31st March 2009 and residents told me that work would start on the roads and footpaths built by Persimmons during or at the end of March. So yesterday I did a walk and found nothing doing.
Can anyone on St Georges Park update as to what is happening or any work to start yet?

I can't give an update but I know that yet another Persimmon regional office (the one which deals with St.Georges) has been closed down. So I imagine we will be starting the process all over again and will have been shoved to the bottom of the list of things to do.

Not much chance of a response and knowing their previous form on the subject, I wouldn't want a reply on 1st April.

I called the council this morning, who said they had no info on the roads in this area.
They advised me/other people to e-mail highways@lincolnshire.gov.uk and wait and to see what happens.
We live in hope
