Somewhere I said I'd find out about Sewer adoption though can't remember the thread so have started this one. From AWG (Anglian Water Group):

"In order to progress a sewer for adoption you need to complete an adoption application form.

To view and print-off a copy of the adoption and sewer connection application forms, click on the respective sections and then return the form together with the relevant information to:

These forms should be completed with reference to:

the principles set out in the current 'Sewers for Adoption Guide'
together with Anglian Water's additions/deletions for gravity sewers and pumping stations
and you should ensure that your application accurately describes your proposal and that all required documentation is provided.

Please note: the Construction (Design and Management) Regulations do not allow us to progress your application until we have received all the necessary information. The completed application form and associated documents will be used to complete technical vetting of your submission and preparation of an adoption agreement under Section 104 of the Water Industry Act 1991.

The 'www' bit is in plainish english and says that after the majority of the properties have been occupied i.e. greater than 50% a provisional certificate will be issued and then after a 12 month maintenance period the final certificate will be issued. What we don't know is when the 12 month period started and therefore how long Persimmons/Wilsons have to go and also whether the drain at the bottom is already adopted, it having been there for some time. What I'd like to suggest is that people keep the flood number 0845 7145145 with them when they go to work and if the drain is overflowing ring the number. The iron gang came at the weekend and have supposedly cleaned the drains out so until the new drain is completed at the top of Manrico this is the best it's going to be.

Maintenance Periods, whether 3 months, 6 months or 12 months should come into play as soon as the construction has been handed over and is known in the trade as Practical Completion. The Practical Completion is achieved by the granting of a Certificate, which should be issued by the Client or Clients Representative when all the said criteria has been met.

After, in this instance the 12 months maintenance period, all parties should meet again and if there are no outstanding snags or remedial works to do and all parties are happy with the works, a Final Certificate will then be issued, signing off the works.

However there can also be Latent (dorment/concealed) Defects

Reply from Dave Underwood, Senior Highways Officer re. drainage and apparent mix of surface water and sewerage drains:

"...we are aware that David Wilson Homes have problems with drainage of the St. Georges development and thay are currently working with Anglian Water to determine a way forward. Our contact at David Wilson Homes is also in the process of obtaining an as built survey of all the drainage on site and cleaning the system to obtain a CCTV survey also.

There are known problems with the discahrging of the developments surface water runoff into the surface water sewer on Long Leys Road, but at this moment in time I do not have details of proposed remeadial works. Hopefully these will come shortly but I can reassure you and the residents of St. Georges Park we will not adopt the roads until we are entirely satisfied that the drainage problems have be addressed."

Leaving equipment unfenced so that children are able to play on it has also been addressed.

PLEASE TELL CHILDREN TO KEEP AWAY FROM THE TOP OF MANRICO AS WHEN I GOT HOME FROM WORK TODAY I FOUND 35M OF .5M WIDE TRENCH APROX 2M DEEP FULL OF WATER COVERED BY 6 MM PLY OR PLASTIC FENCE WITH HOLES IN 10% OF TRENCH AREADY FELL IN

SOMEBODY IS GOING TO GET TRAPED AND PROBERLY KILLED UP HERE

Council officers paid a visit to the site yesterday afternoon so saw how it was left. They were concerned from a Health and Safety perspective so should be talking to DW people on how they feel the site should be secured.
