Not one for scaremongering but I wonder if anyone else can shed light on this subject:

My house insurance is soon up for renewal and like most I decided to shop around for the best deal. Marks & Spencer were offering the world so I went onto their website and entered all the relevant answers to their questions wanting a quote for both contents and buildings insurance, however every time I entered all information it gave me a quote for contents but said it was unable to offer buildings insurance. Rather than phone customer service I reckoned if I just stated I wanted house insurance without contents I may be able to get further reasoning. Once agin I gave all relevant details but this time the response was 'Unable to offer house insurance because your post code states you are in a high risk flood area'

This then prompted me to phone customer services who said the information was incorrect. When I gave her my post code she confirmed that no house insurance could be offered, but it wasn't for the fact we are in a high risk flood area but because we live in a region prone to subsidence. I explained that I had lived at the same address for the past 8 years and had never been refused insurance before. She said that AXA who provide house insurance for M & S would not cover me. I have since obtained further quotes with no mention of subsidence from other insurance companies.

Has anyone else had similar problems ?

worrying Steve! I know there are areas of LN2 (Burton Waters) counted as a flood plain and that LN1 spreads a long way - possibly to areas that have been flooded recently. Re. subsidence, the houses at the top have had problems with the walls that hold back the hill from their gardens (see Tony's previous note and stuff re. diggers). Perhaps these people have made claims and there is a big insurance information sharing site that classes us 'at risk' now. I have just renewed with Tesco. When I queried the hike from last year (my first with them) and quoted a more favourable quote they were 'able' to reduce my quote by £120 for 'loyalty' down to £175 for house (4 bed) and home. Always worth a barter!
